Commercial Needs Study
The commercial needs study detailed the demand and inventory of commercial
space in the Owen Sound Region.
Purpose of the Study
- It was carried out to support future planning decisions and to guide
future zoning requirements.
- The study interviewed 400 households about their shopping and expenditure
patterns.
- It projected the future population growth
- It estimated the potential demand for different commercial categories.
- The study went so far as to estimate the revenue per square foot expected
in the future.
The Study's Findings
- The study highlights the existing balance between demand and supply
for commercial space.
- It confirmed that the downtown is very healthy with a 6% vacancy rate.
- The study confirmed Owen Sound is a strong regional centre with a
market draw of over 130,000 and continues to grow steadily.
- There is 2.6 million square feet of commercial space in Owen Sound.
- The downtown area:
- has 47% of the commercial space.
- the majority of office and service space.
- 21.7% of the space is occupied by three discount department stores.
- 6.6% is occupied by a major department store.
- 8.1 is occupied by home and auto supply stores.
